The Median Sales Price in April was $218,000, up 1.4% from $214,975 in April of 2014 and up 3.0% from $211,650 last month. The Average Sales Price in April was $273,071, down -2.4% from $279,755 in April of 2014 and down -6.7% from $292,744 last month. April 2015 ASP was at a mid range compared to April of 2014 and 2013.

Inventory & MSI

The Total Inventory of Properties available for sale as of April was 4,189, up 6.1% from 3,949 last month and up 1.8% from 4,114 in April of last year. April 2015 Inventory was at a mid range compared to April of 2014 and 2013.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The April 2015 MSI of 5.6 months was at its highest level compared with April of 2014 and 2013.
